Mandaveli bus depot to undergo modernisation with integrated metro access and commercial development

Chennai Metro Asset Management Ltd. has issued a tender worth Rs. 151 crore to upgrade the Mandaveli Bus Depot and Terminal. The project will include retail and commercial zones, metro station access, solar panel deployment and an efficient multimodal transport network. It will strengthen the public transport infrastructure that will be designed according to Chennai’s Transit Oriented Development (TOD) strategy.


Introduction: 

Taking a crucial leap towards transit infrastructure development in Chennai, the Mandaveli Bus Depot and Terminal is set to undergo a modernization into a world-class multimodal facility. A joint venture of Chennai Metro Rail Limited (CMRL) and Tamil Nadu Industrial Development Corporation (TIDCO) named Chennai Metro Asset Management Limited (CMAML) has floated a Rs. 151 crore tender for modernisation of the hub.

Strategic Integration with Chennai Metro Phase-2:

Chennai Metro Phase-2 Corridor 3 expansion is also a part of this modernisation; the strategy is to build entry and exit for the Mandaiveli Underground Metro Station inside the bus terminal and depot area. It will be convenient for passengers and commuters to get the two transport facilities in the same place. It was designed with the convenience of commuters in mind. 

Project Scope and Design:

  • Site 1– 3,031 sq.m (0.745 acres) with a built-up area of 13,419 sq.m
  • Site 2– 3,594 sq.m (0.88 acres) with a built-up area of 15,966 sq.m

There will be twin road access from RK Mutt Road and a connection between perpendicular roads for both sites. Both will enjoy accessibility and the decongestion of road traffic.

Key Features and Facilities:

The total built-up area across both towers is 29,385 sq.m, divided into two distinct towers-

Tower A:

  • Two basement levels with parking for 184 two-wheelers and 96 four-wheelers
  • Ground to 7th floors designated for commercial and office use
  • Corporate zones, reception lounges, and essential business support services

Tower B:

  • Two basement levels with parking for 318 two-wheelers and 96 four-wheelers
  • Ground to 7th floors for retail use, with specialised support service areas
  • A designated bus pickup and drop-off bay will be incorporated into the complex, ensuring convenience for daily commuters and improved traffic management.

Sustainable and Future-Ready Infrastructure:

The project will use solar panel installation on the roof of both towers; it aligns with the green building norms. It is an intentional move towards strengthening Chennai Metro’s commitment to energy efficiency and sustainable urban infrastructure.
